Construction began May of 2012 for 412 Welch Avenue, which rests south of Ames’ Campustown District. The client desired to replace five contiguous lots of old housing stock with a legacy structure for his family’s future. The Prairie Style informed design cues for the building along the long site. Long overhangs, planter walls, and a striated brick pattern lower the building and provide a human scale along a corridor heavily trafficked by pedestrians. 412 Welch boasts 28 units with the center composed of unique two-story units that can be transformed by the owner to provide flexible leasing opportunities.
